Humberston Fitties – 2025

Well well here we are again, third time around following a visit in 2018 and later in 2021.

Almost inevitably, changes have taken place.

There is an almost constant tension between order and/or disorder.

Between those who prefer the shambolic aesthetic of the shotgun shack, and those whose hearts and minds are in the double spread of Homes and Gardens.

It’s also a question of economics, there are those with capital who may wish to make investments in property. Buy to let, second homes that yield a return above the current savings’ rates. Thus raising the cost of housing, both ordered and disordered.

There are fifteen offered for rental on airbnb.

The chalet is a unique wooden clad cabin painted in lovely complimentary colours of Cream and Seaspray Green. A porthole window peers into a generous open plan living room and adjoined kitchen with subtle seaside touches of stripes, driftwood, shells, all quality wooden furniture and large comfy corner sofa plus two relaxing reading chairs with plenty of blankets to snuggle up in.

So the march of big money heralds the arrival of complementary after dinner mints, uPVC cladding, tasteful nautical bric a brac, prohibitive signs, off road parking and a Hampton’s aesthetic – a little bit of New England inna little bit of England.

Despite the incursion of those folks on a week long excursion, there is still an air of lukewarm anarchy which pervades the Fitties. An array of wonky homemade fences constantly askew, refusing to be aligned to the orthogonal.

Mañana never comes here on this little stretch of the Lincolnshire coast, get it while you can.

Humberston Fitties 2021

Here we are again.

Having visited in 2008, I returned in April 2021 to wander this magical area and take some more snaps.

In the interim the ownership of the estate has changed hands, passing from the local authority to private ownership.

Tingdene are now responsible for the site.

Council chiefs remain tight-lipped on how much Northamptonshire-based Tingdene paid for the site but it is estimated to be more than £2 million.

Accordingly costs have risen, some tenants are displeased.

During Covid restrictions the demand for coastal property has increased, the gentle gentrification has begun.

New build, restoration and the national pandemic of home improvement are all apparent, changing the nature of the formerly informal architecture.

Humberston Fitties

Betwixt and between the two world wars, the shortage of housing for the homeless, hopeless and dispossessed lead to an acceleration in the building of an informal architecture – the so-called Plotlands.

One such area and precious survivor from the last century is the Humberston Fitties – situated to south of Cleethorpes, preserved in time by the happy homesteaders.

Though under threat from Local Authority negligence or intervention, three hundred and twenty chalets prevail – against the incursion of planning regulations, building specs and a lack of respect.

I feel a real affinity for all Plotlands, having spent many summers in the converted Pagham railway carriage, belonging to my Aunty Alice and Uncle Arthur. They relocated to the south coast seeking cleaner air for Arthur’s ailing, industrialised northern lungs, thus prolonging his life.

So here are the photographs I took on a visit to The Fitties in July 2008, I walked the home made roads, amazed by the vigour and variety of shape, size, personal affectation and practical pragmatism, of this all too human architecture.

This is a particular form of independent minded Modernism – hand-forged from the vernacular.
